Spring Sellers Start Prepping Now

Every Q4 I chat with my Spring sellers because there's often a list of things the owners and I have to do to prepare for the most succsessful listing in the Spring.
Here's a short list of things we are talking about NOW to best prepare to list their home FOR SALE in the Spring of 2024:
1. Get potential numbers for list price and seller's estimated profit - find mortgage payoff amounts, list all other loans, liens or debts that will be paid including commissions and closing cost estimates
2. With that, the sellers can decide what repairs or updates may be doable and make sense to help them reach their pricing goal
3. Decide on the timeline for listing, moving and shopping for their dream home, possible relocation logistics, moving costs, employment and credit aspects as well
4. We decide on when to take pictures - here in Kansas City it may be worth it to take the exterior pictures now vs in February or March when the grass is not as pretty green
5. Get a list of contractors or support people we may need to tag in to make everythign smoothing sailing
6. We may start an online new home search if they need it so we all an learn about what areas, schools, new home features they may be interested in and at what cost those may be now and in the Spring/Summer.
7. We talk about financial goals and the plan for keeping employment, credit, savings etc in the green and disclosed to the lender involved.
8. Speaking of Lender - they may choose and chat with their lender to see what potential interest rate, payment and program may be best for them. They may discuss the cost of rate buydowns, 15 vs 30 year mortgagtes, investments etc.
9. Lastly, we set the communication timeline. We talk about how often, what platform and who is all involved in the communication between now and when things get moving in the Spring will be. That way we all know what's next.
Overall, it's good to start learning and chatting now if you have any plans to list or move next year. Things will go more smoothly and my most prepared sellers get more for theit home with less stress than others who do not!
